Why Dubai buildings need contracted maintenance

A villa AC system running through a Dubai summer typically accumulates enough coil fouling in six months to lose a measurable share of its cooling capacity, and condensate lines clog on intervals that rarely respect a tenant's patience. Components have service intervals, not opinions. A 2019-villa condenser unit left unserviced for eighteen months will draw more current, cool less, and fail earlier than one cleaned on a twice-yearly cycle. Contracted maintenance replaces guesswork with a schedule. The schedule is documented, the documentation belongs to the client, and the audit trail stands up when the owners association asks what was spent and why. Reactive callouts cannot do that.

What we cover under contract

A scenario we meet often: a facilities manager inherits four buildings, three suppliers, and no consolidated service history. Our contract scope covers AC servicing including coil cleaning, filter replacement, gas checks and duct inspection, plumbing from leak tracing to pressure testing, electrical work on DB boards, breakers and lighting circuits, plus minor civil and handyman tasks. Each discipline is delivered by directly employed technicians carrying trade qualifications and Dubai Municipality-compliant working practice. Every visit generates a report: what was checked, what was found, what was done, and what is scheduled next. That report set becomes the asset register the board can rely on at year end.

Accountability written into the service level

Consider the commonest dispute: a compressor fails two months after a contractor's visit, and the contractor blames the failure on everything except the visit. We reduce that argument to paperwork. Each service sheet records refrigerant pressures, amp draw, coil condition and drainage flow at the time of attendance, so the unit's state before and after our involvement is on file. If a fault develops on a component we serviced within the guarantee window, we return at no charge and we say so in writing before the board has to ask. Responsibility is assigned at the point of work, not negotiated afterwards. That is the whole basis of an accountable contract.

How to start with us

Most clients begin with an inspection. We attend the property, survey the AC systems, plumbing runs and electrical boards, and issue a written scope with a fixed quotation for the annual contract. The inspection carries an AED 200 fee, refundable against the first contract, which covers the engineer's time and keeps the quotation honest. Are you licensed to carry out maintenance in Dubai?

Yes. European Technical operates as a licensed UAE maintenance contractor working to Dubai Municipality and RERA requirements for property maintenance activity. Our technicians are directly employed and carry the relevant trade qualifications for AC, plumbing and electrical work on site.

Do you use subcontractors?

No. The technicians who attend your property are directly employed by European Technical. That matters for accountability: if something goes wrong, the person who did the work is on our payroll, under our supervision, and answerable to us rather than to a third party.

Can you take over a contract mid-year?

Yes. We regularly inherit properties from previous contractors. We begin with a full inspection, record the condition of each system, and build the contract schedule from that baseline. Any pre-existing faults are flagged in writing before we accept responsibility for them.
