Air conditioning and ventilation

A tenant reports weak cooling in a Marina apartment in June, and by the time three trades have blamed each other the compressor has been running hot for a fortnight. Our AC scope covers split and ducted systems: evaporator and condenser coil cleaning, filter replacement on quarterly cycles, refrigerant pressure and superheat checks, condensate pump and drain line clearance, thermostat calibration, and duct inspection for leakage and insulation breakdown. A typical Dubai split unit needs a full service twice a year, and the second visit matters more than the first because it follows the peak-load months. Each visit is logged with readings, so degradation is visible before it becomes failure.

Plumbing and drainage

A ceiling stain appears under a second-floor bathroom, and nobody can say whether the fault is the shower tray seal, the pipe in the slab, or the AC condensate line running alongside it. We trace the source before opening anything. Plumbing scope includes leak detection, pipe and fitting repair, water pressure testing, water heater servicing, pump maintenance, and drainage clearance for kitchen, bathroom and roof lines. Pressure testing after any repair is standard, not an extra, and the before and after readings go on the report. Dubai's supply conditions, including summer water temperatures that stress fittings, are factored into the parts we specify and the intervals we recommend for gaskets and seals.

Electrical systems and safety

A breaker trips twice in a week and a handyperson resets it twice. That is not maintenance; that is deferred failure. Our electrical scope covers DB board inspection and tightening, breaker and RCD testing, lighting circuit fault-finding, socket and switch replacement, and load assessment where a tenant has added equipment the original design never anticipated. Loose terminations inside a DB board are among the commonest findings on our first visit to any building, and they are a genuine fire risk in the ambient temperatures a Dubai riser reaches in July. Every board we service is photographed, tested and logged, giving the facilities manager evidence of compliance rather than assurance.

Handyman and minor civil works

Between the trades sit the jobs nobody owns: a door closer that slams, cracked sealant around a wet-area floor, a gate hinge that has dropped, paint damage from a slow leak finally repaired. Our handyman scope closes that gap, including door and lock repairs, tiling and sealant renewal, painting to patch repairs, and small joinery. Because the same contractor that fixes the leak also repairs the ceiling it stained, the job does not sit in limbo between suppliers. Each task is quoted, executed and signed off on the same reporting system as the technical work, so the audit trail covers the whole building, not just the plant.

Yes. One-off works are priced after inspection and quoted fixed before starting. Many clients begin with one-off jobs and move to an annual contract once they see the reporting standard and the cost difference between scheduled and reactive work.
