What will it actually cost? Anyone who has received a maintenance quotation followed by three variations for the same job knows the answer is rarely the first number. Our pricing model is built to remove that: fixed quotations after inspection, a stated annual price for contracts, and an inspection fee that is refunded when you proceed. This page explains all three without a rate card of invented job prices.

Why we inspect before we quote

A quotation written from a phone description is a guess wearing a suit, and the loser is always the client who discovers the gap when the ceiling is already open. We inspect first, because the cost of servicing a clean four-year-old split system and a neglected twelve-year-old one is not the same, and no honest contractor can price both with one number. The inspection covers the AC systems, plumbing, water heaters, DB boards and general fabric, and it ends with a written scope: what we found, what we recommend, and what it will cost, fixed. The inspection fee is AED 200, which pays for the engineer's time and travel to give you a quotation worth having. That is the only charge before you decide anything.

The AED 200 fee, stated plainly

Here is the full detail on the inspection fee, because hidden charges are how this industry earned its reputation. The fee is AED 200 per property. It is refundable: if you proceed with the quoted works or an annual contract, the AED 200 is credited against that first invoice, so the inspection effectively costs you nothing. If you take the report and do not proceed, you keep a documented condition survey of your property, which is a fair exchange for the engineer's attendance. There is no callout charge added on top, no per-room surcharge, and no fee inflated because the property is in a premium district. The number is the number, and it is in writing before we attend.

Fixed quotes and what fixed means

A client scenario that recurs: a technician starts a quoted job, discovers a complication, and the invoice grows by half. Fixed quotation, in our usage, means the price you approved is the price you pay for the scope you approved. If the work reveals something genuinely outside that scope, for example a leak traced to a pipe section that inspection could not reach, we stop, photograph, quote the additional work fixed, and proceed only on your approval. Variations are never applied retrospectively to work already done. For annual contracts, the price is annual and stated, with the visit schedule it covers and the exclusions listed, so the budget you present to the board is the budget that survives the year.

What determines the contract price

Contract pricing is built from the property, not from a brochure. The variables are the number and type of AC systems, the visit frequency the property's usage justifies, the age and condition found at inspection, the number of water heaters, pumps and DB boards, and the distance and access arrangements the schedule must accommodate. A one-bedroom apartment in JLT and a five-bedroom villa in Arabian Ranches are not quoted from the same page, and we do not pretend otherwise. Because the price is set from a documented inspection, the reasoning behind it is on file, and the board can see exactly what is being bought. Where prices adjust at renewal, the adjustment is justified in writing against the service history.

How much does an annual maintenance contract cost?

Contract prices are set per property from inspection, because system count, condition and visit frequency vary too widely for an honest single figure. After the inspection you receive a fixed annual quotation with the full scope, visit schedule and exclusions listed, and the AED 200 inspection fee is credited against it.

Is the inspection fee really refundable?

Yes. The AED 200 fee is credited in full against your first invoice for the quoted works or contract. If you choose not to proceed, you retain the written condition report from the inspection. There are no additional callout or hidden charges attached to the visit.

Can the price change once work has started?

Not for the approved scope. The fixed quotation is honoured in full. If genuinely new work is uncovered, we stop, document it, quote it fixed, and wait for your approval before proceeding. Retrospective variations to completed work do not happen.
