Leaks: find it before you open anything

A stain spreads across a villa ceiling in Al Barsha, and the wrong first move is a hammer, because opening the slab or wall in the wrong place multiplies the repair cost without finding the fault. We trace first. Non-visible leaks are localised through pressure testing of isolated sections, moisture reading and, where needed, thermal and acoustic detection, so the excavation, if any, is targeted and minimal. Once located, the repair is quoted fixed, executed, and the section is pressure tested again with the result recorded. Common Dubai findings include failed fittings stressed by summer water temperatures, corroded riser connections in older buildings, and shower tray seals that failed long before the stain showed. The report includes cause, remedy and any related weaknesses spotted nearby.

Water pressure and hot water systems

Low pressure on the top floor of a townhouse is usually blamed on DEWA, when the cause more often sits inside the property: a failing booster pump, a clogged filter, a partially closed valve, or a water heater element that has scaled up after years of hard-water service. We measure pressure at multiple points to establish where the loss occurs, service booster pumps and their pressure vessels, and flush and service water heaters, where sediment build-up is the standard finding on any unit past three years of service. Pressure readings before and after intervention go on the record. Where the diagnosis points to something outside the property, we say so honestly rather than selling a repair that will not fix it.

DB boards and electrical safety

The distribution board is the most safety-critical and least inspected panel in most Dubai buildings. Thermal stress in riser cupboards through a 45-degree summer, combined with terminations that have never been re-torqued since installation, produces the loose connections our engineers find on a majority of first inspections. Those connections arc, generate heat, and start fires. Our electrical scope covers board inspection with termination tightening, RCD and breaker testing, identification and labelling of circuits, load assessment where usage has grown beyond the original design, and fault-finding on lighting and power circuits. Every board is photographed before and after, test results are recorded, and any component outside safe limits is recommended for replacement with a fixed quote. Safety findings are stated in writing, never verbally.

Can you trace a leak without breaking walls?

Do you test the electrical work you do?

Yes. Circuit work is verified before handover, including RCD and breaker testing where applicable, and results are recorded on the job report. DB board inspections include thermal and termination checks, with before and after photographs held in the property file.

What are the signs a DB board needs attention?

Breakers that trip repeatedly, warm or discoloured panel surfaces, buzzing sounds, or unlabelled circuits nobody can decipher. Any of these justify an inspection. Even without symptoms, boards that have never had terminations checked, particularly in older buildings, warrant one look as a matter of course.
