An evaporator coil in a Dubai home collects dust on its fins continuously, and within six months of normal operation the film is thick enough to insulate the refrigerant from the air it is supposed to cool. The symptom is weak airflow at the vents and a unit that runs longer for less result. We clean evaporator coils with appropriate coil treatments on the scheduled visit, and condenser coils, which sit outdoors eating sand and construction dust, get the same treatment more often, because a fouled condenser raises head pressure, increases compressor current draw, and shortens compressor life measurably. Fin combing, where fins are bent, restores the airflow the manufacturer designed for. The before and after condition of every coil is photographed for the report, because a clean coil is a claim, and a photograph is evidence.
Low cooling is routinely diagnosed as low gas, and gas is routinely sold by the kilo to clients who cannot verify either the shortage or the top-up. We work from measurements. Operating pressures are taken against the ambient temperature, superheat and subcooling are checked where the system design allows, and amp draw on the compressor is recorded. A genuine refrigerant loss means a leak somewhere, and the correct response is leak tracing, not an annual top-up that quietly pays for a failing joint forever. Where refrigerant is added, the type, quantity and the pressures before and after are on the service sheet. Where a leak is found, the repair options are quoted in writing. The numbers belong to you.
More Dubai ceilings are damaged by blocked condensate lines than by any other single AC fault. Every cooling coil produces water continuously in this climate, and that water must travel through a drain pan, a trap and a line to a riser or the outside. Algae and dust combine into a sludge that narrows the line until the pan overflows, usually onto the unit below. Our servicing covers drain pan cleaning and treatment, line flushing, trap inspection, and float switch testing where fitted, because a working float switch shuts the unit before the ceiling pays the price. Drainage flow is checked and recorded at every visit. If a line has a fall problem or a joint that traps debris, it is flagged as a corrective item with a fixed quotation, not left for next summer.
A ducted system can have a perfect indoor unit and still deliver disappointing cooling, because ductwork leaking into a ceiling void or insulation that has perished over years simply transports your paid-for cooling into the wrong place. Ducted systems receive inspection of accessible duct runs, dampers and diffusers, with balancing adjusted where room-to-room temperature differences point to distribution faults rather than plant faults. Grilles and diffusers are cleaned on the schedule, since a dust-loaded diffuser measurably chokes airflow. Where duct condition is beyond adjustment, the finding and the remedial options are documented for the client's capital planning rather than folded silently into a service visit. Airflow complaints get diagnosed at the system level, not treated with a thermometer at one vent.
